Latch and Common Partner to Deliver a Better Resident Experience

As technology evolves, the way that people interact with their spaces is changing. Common, a leading residential designer and manager of multifamily apartments, offers coliving—a modern form of communal living—along with private apartments. With everything from full 2-bedroom apartments, to microstudios, to individual bedrooms in shared suites, Common delivers a luxury experience to suit a wide range of budgets and lifestyles from San Francisco to Fort Lauderdale to Washington, D.C.

We’re pleased to announce that Latch is the exclusive smart access provider for each of Commons’ new developments, spanning 1,000+ devices across 42 properties in 2021 alone.

“Latch is excited to announce another partnership with a best-in-class operator like Common,” said Latch Chief Real Estate Officer Peter Weiss. “Access is the foundation of the smart building. It provides meaningful operational efficiencies for operators while creating exceptional value and an enhanced user experience for residents and guests. This is the start of an exciting partnership with Common—one that we look forward to expanding as Common continues to scale.”

Latch access devices are the first step towards the full LatchOS ecosystem. Designed to enable a building’s most important capabilities, LatchOS is a system of software, hardware, and services that power a building’s most important capabilities. With five different modules—including smart access, guest and delivery management, and smart home—LatchOS delivers a better experience for everyone at a building, from residents to property managers to service providers.

As renters begin to prioritize the resident experience, technology solutions like LatchOS that deliver added flexibility and convenience have become a must-have for owners and operators. As the first full-building operating system, Latch delivers a more streamlined experience by consolidating everything residents need in one place. Using the Latch App, they can easily share access with guests, unlock any door, and see who has entered their private spaces and when. Thoughtful technology is core to Common’s mission as well, making Latch a natural partnership to deliver an industry-leading experience for their residents.

"This spring, millions of Americans will move apartments, and because of COVID-19, moving has been more stressful than ever. At Common, it's our job to create a seamless experience for new residents the second they sign their lease," said Eric Rodriguez, VP of Operations at Common. "Partnering with a tech-driven solution like Latch has been essential in ensuring Common members can easily access their apartments and has elevated our mission of making city living easier."

Latch allows Common residents to enter their spaces in multiple ways, using the Latch App on their smartphone or Apple Watch, a doorcode, or a keycard. Latch also helps Common streamline their building operations, ultimately empowering them to provide stronger support for its residents. If they forget their key, a Common experience manager can let the resident into their building or suite virtually using Latch’s enterprise management tool, Latch Manager. Residents can also share temporary access with visitors remotely, making it easier to let all the right people in. As a result, lost keys and late night lockouts are a thing of the past.

Latch has installed more than 200 devices across nine properties in Common’s portfolio. As Common continues to grow—with over 18,000 units under development in 22 cities across the country—Latch and Common will continue to partner to deliver the convenience and flexibility that makes their buildings better places to live, work, and visit.
